OF THE SELMA PLANNING AND ZONING COMMISSION

Monday, July 26, 2010

The Selma Planning and Zoning Commission will convene in a meeting on Monday, July 26, 2010 at 6:30 P.M. in the Selma City Hall, 9375 Corporate Drive, Selma, Texas. The Order of Business will be:

Call to Order
Roll Call

Citizens to be Heard. This time is provided for Citizens to address the Commission on issues and concerns. No action can or will be taken on issues raised under this portion of the meeting. Please limit your remarks to a period not to exceed three minutes. We ask that you approach the microphone in front of the Commission and state your name for the record.

1. Discussion/Possible Action on the Minutes of the April 26, 2010 Meeting of the Planning & Zoning Commission.

2. Public Hearing and Discussion/Possible Action on a recommendation to the City Council on a zoning change applicable to +/- 4.674 acres of land having the legal description of CB 5041 P-9A ABS 707, and being more particularly described in a deed recorded in Volume 10524, Pages 366 – 370 of the Official Public Record of Real Property of Bexar County, Texas. The City of Selma proposes to re-zone the Property from R-1 (Residential) to PUD (Planned Unit Development).

3. Public Hearing and Discussion/Possible Action on a recommendation to the City Council on a zoning change applicable to +/- 2.0689 acres of land having the legal description of CB 5041 P-6 ABS 707 (Formerly P-4C), and being more particularly described in a deed recorded in Volume 10524, Pages 378 – 380 of the Official Public Record of Real Property of Bexar County, Texas. The City of Selma proposes to re-zone the Property from LI (Light Industrial) to PUD (Planned Unit Development).

4. Public Hearing and Discussion/Possible Action on a recommendation to the City Council on an application for a Specific Use Permit on two lots, one being +/- 2.0689 acres of land having the legal description of CB 5041 P-6 ABS 707 (Formerly P-4C), and being more particularly described in a deed recorded in Volume 10524, Pages 378 – 380 of the Official Public Record of Real Property of Bexar County, Texas, and the other being +/- 4.674 acres of land having a legal description of CB 5041 P-9AQ ABS 707, and being more particularly described in a deed recorded in Volume 10524, Pages 366 – 370 of the Official Public Record of Real Property of Bexar County, Texas. The Specific Use is a Landscaping Products business and a single family detached dwelling.

5. Public Hearing and Discussion/Possible Action on a recommendation to the City Council on Ordinance #082610, which would adopt the map entitled “Zoning Map of the City of Selma, Texas” and dated July 26, 2010, which shall become an official part of Zoning Ordinance of the City of Selma as stipulated in Sec. 82-72 of the Selma City Ordinances.

Discussion/Possible Action on a recommendation to the City Council on a replat and final subdivision plat establishing The Trails at Kensington Ranch Subdivision, Unit 3A, P.U.D., being 6.199 acres of land in the City of Selma, Texas out of the remainder of an 89.033 acre tract of land described by deed recorded in Volume 2227, Pages 339-343, Official Public Records of Guadalupe County, Texas, including a replat of Lots 35 through 39, Block 8, and a portion of street right-of-way as described by plat of The Trails at Kensington Ranch Subdivision, Unit 3, P.U.D. recorded in Volume 7, Page 481, Official Public Records of Guadalupe County, Texas, and out of the Toribio Herrera Survey No. 68, Abstract No. 153, Guadalupe County, Texas.

Citizens to be Heard. This time is provided for Citizens to address the Commission on issues and concerns. No action can or will be taken on issues raised under this portion of the meeting. Please limit your remarks to a period not to exceed three minutes. We ask that you approach the microphone in front of the Commission and state your name for the record.

1. Discussion/Possible Action on the Minutes of the January 4, 2010 Special Meeting of the Planning & Zoning Commission.

2. Public Hearing/Discussion/Possible Action on a recommendation to the City Council on an application for variances to the Zoning Ordinance, to be applicable to certain lots in the Retreat at Retama Park Subdivision.

The variances requested apply to certain minimum area requirements found in Section 82-304 of the Zoning Ordinance of the City of Selma and to certain off-street parking requirements found in Section 82-703 of the Zoning Ordinance of the City of Selma.

3. Public Hearing/Discussion/Possible Action on a recommendation to the City Council on an application to re-zone certain lots in the Retreat at Retama Park Subdivision from MF-3 to TH-2.
